Have you dreamed of owning your own home and not been able to get a loan? Habitat for Humanity might be the answer for you.
~ Habitat Applicants have unsuccessfully applied for a traditional mortgage. Our mission is to serve families who cannot obtain housing through traditional means, this
such as a bank or another affordable housing organization.
~ Habitat Applicants are currently living in substandard housing and have lived in our service area for at least a year, the most recent year, before filling out an application.
~ Habitat Applicants must be willing to partner with Habitat for Humanity by giving a minimum of 500 hours of sweat equity as the downpayment which includes helping at events, representing Habitat for Humanity in the community, construction on the homes in the program, and other volunteer tasks as needed.
~ Habitat Applicants must be able to pay back the home mortgage. Applicants need to show a strong history of steady income for the past two years. Monthly income is roughly between 30-80% of the area median income as determined by HUD. This includes paid wages as well as all other income sources such as government benefits, disability and social security.
The application process includes a home visit, homeownership classes, references and a credit check. An initial 20 hours of sweat equity is contributed by the applicant before the application is approved by the Board of Directors. Applicants should be aware that building and owning a Habitat home is a slow process requiring patience. It takes a year, often longer, for a successful applicant to build and obtain a home. Current projects are located in the City of Alamosa.
Applicants should also be aware that Habitat Homeowners are our best source of public relations for the program and often much publicity and socializing with volunteers becomes part of the process. Applicants should consider carefully whether you are willing to become a part of this process.
